The Morgan Stanley corporate and financial center in Purchase, New York is located on a 107-acre suburban campus that was formerly the Texaco world headquarters. Renovations and upgrades to both the building and site were carefully planned to meet the needs of the new owner while preserving the remarkable architectural and landscape character of the campus.
A new 1,000-car parking garage was placed below ground level and generously landscaped to screen its visibility from neighbors, and to preserve both the open space character and the development capacity of the site. Dining terraces, recreation fields, and pedestrian paths were integrated within the existing landscaped and wooded areas to increase employees’ accessibility to the site’s outdoor environment.
To facilitate the transition from one corporate user to another, DTS met with municipal officials and surrounding neighbors early in the planning phase to resolve visual and traffic circulation concerns and to coordinate the improvements related to the proposed repositioning of the site.
Working with project legal counsel, DTS managed the environmental review, site plan approval process, and permitting with the local municipality to help Morgan Stanley achieve its desired occupancy schedule. During the final design and construction phases, DTS also worked with the construction manager to coordinate the interface with building utility systems and stormwater measures, and to maintain budget and schedule targets for the proposed site improvements.
