Kingfield is a new residential community comprised of 110 attached and detached luxury town homes with a clubhouse, fitness center and swimming pool in the Village of Rye Brook.  Within the 31-acre site are 13 acres of protected open space including perimeter walking trails and tree-lined buffers.  DTS provided planning, approval process, site engineering and landscape architectural services for the project, whose site had previously been approved for corporate office use.

New infrastructure designed by DTS for the Kingfield community included 4,700 feet of new private roadways and extended sanitary sewer and water mains.  Green stormwater management practices incorporated into the drainage system include a half-acre bioretention filter area, twenty-three thousand square feet of porous pavement, and vegetative swales and tree pits located along roadways to treat surface runoff.  Over 700 trees are being planted to provide shade, aesthetic interest and screening within and surrounding the residences.

Approvals coordinated by DTS include a zoning amendment, Planned Unit Development (PUD), site plan and subdivision approvals, and environmental permits from the Village of Rye Brook and water and sewer main extension approvals from the Department of Health.

Our integrated, strategic approach to project planning and implementation balances the concerns of the land owner, the community, and the environment with the specific characteristics of the site, enabling us to create intelligent land use solutions.
