Westchester’s Ridge Hill is the Forest City Ratner Companies premier mixed-use development situated on an 84-acre hilltop site in Yonkers, New York. It includes an eclectic mix of specialty boutiques, national retailers, residences, offices and a range of restaurants and entertainment venues oriented around a lively pedestrian-friendly streetscape.

Ridge Hill’s location on a previously isolated site bounded by two highways, a county park and a utility substation required planning for new land uses, new access and circulation routes, and new infrastructure. DTS helped to create a mixed-use zoning district that would accommodate the developer’s vision of a multigenerational lifestyle center with a pedestrian Main Street. In coordination with project attorneys, DTS established a land use entitlement strategy that enabled phased development of the plan and provided flexibility to meet evolving tenant requirements. We designed an entirely new system of site roadways and associated utilities, including street lighting, sanitary sewer, stormwater management and water supply systems in coordination with municipal planning and engineering staff. DTS also established schematic layouts for the underground network of electric, gas and telecommunication lines and resolved potential system routing conflicts with public utilities and other agencies prior to construction.

Ridge Hill’s 1.5 million square feet of retail, office and entertainment space, 1,000 multifamily residential units and parking for 7,100 vehicles now provides the region with a vibrant new destination for shopping and family activities and the city and county with linked economic benefits of job generation and tax revenue.

Our integrated, strategic approach to project planning and implementation balances the concerns of the land owner, the community, and the environment with the specific characteristics of the site, enabling us to create intelligent land use solutions.
